Job Summary/Basic Function:
Provides day-to-day leadership for on-campus residence halls facilities, which include facilities management, access management, custodial operations, summer camps in residence, inventory management and customer service. Coordinate the planning and implementation of minor renovation and construction projects, including capital improvements and repair and replace work. Works with external contractors/vendors providing services to residence students. Will serve as a member of the Housing & Residence Life staff, reporting daily to the Director of Housing & Residence Life with overall supervision from the Director of Facilities Maintenance & Operations.

Through a strong and constant physical presence in the residence halls, plan, recommend, manage projects and repairs required to maintain all on-campus residential housing.

Proactively identify, manage and resolve deferred and new maintenance items in the residence halls. Inclusive of coordination with various University service departments, contractors and outside vendors to ensure projects are properly completed on a timely basis and in compliance with appropriate building codes requirements, University standards, contracts and purchasing processes.

Actively walk all residence halls on a bi-monthly basis and respond timely when situations arise to assess and investigate areas requiring preventative action, intervention, and/or immediate repair. This is done in consultation with Directors of Housing & Residence Life and Facilities Maintenance & Operations.

Will work closely with Facilities Maintenance & Operations in determining those functional areas of building trades in that area needed to repair and/or replace maintenance items in the residence halls. Will supervise and direct the work of those trades within residence halls. Will follow up on work in progress and maintains records of completion of work. Will work closely with the Directors of Facilities Maintenance & Operations and Housing & Residence Life to ensure smooth coordination of work, minimal disruption to students and budgetary parameters.

Actively work with Director of Housing & Residence Life to complete comprehensive summer inspections and residence hall cleaning; coordinate all building and room inspections and related follow up with residence hall staff and service providers. Will manage summer maintenance and repair schedules for work to be completed during academic year break periods under compressed work schedules. When appropriate will supplement summer staffing with temporary staff.

Supervise and manage the custodial staff dedicated to the residence halls. When appropriate, will use temporary staffing for summer clean for turn-around for summer school residents, summer camps and prepare for fall move-in of student residents.
Assist in the implementation of renovation and construction projects, including capital improvements, on a day-to-day basis, in partnership with Planning & Construction, Facilities Maintenance & Operations and Housing & Residence Life.

Collaborate with EHS and Risk Management, Facilities Maintenance and Housing & Residence Life to maintain fire and life safety equipment in the residence halls and likewise with University Police and IT on security cameras and card access system. Will work with those departments to implement fire drills and smooth exit of residents in accordance with State Fire Marshall regulations.

Will work with resolve violations which occur at an annual inspections of residence hall facilities within the given deadline provided by the authority having jurisdiction. Will promote cross functional work with key stakeholders including but not limited to EHS & Risk Management, Facilities Management, Planning & Construction, Housing & Residence Life.

Work closely with Director of Housing & Residence Life in department's annual process in determining furniture and purchase and refurbishing any equipment needed for residence halls.

Initiate and maintain daily reporting to Director of Housing & Residence on all aspects of the physical facilities of the residence halls. Weekly meeting with Directors of Housing & Residence Life and Facilities Maintenance & Operations so that communication and status reports on action plans are acted upon to best address student needs and summer camps located in residence halls.

Provide crisis response and follow-up as needed for on-campus residence population of 2,500 students; including tropical storms, hurricane preparation/aftermath. Is expected to remain on-campus as part of the on-site team in the event of a closing of campus and evacuation of residence students.

Participate in student residence move-in/opening and move out/closing procedures at the beginning and end of academic terms and vacation periods.

Serves as a member of on-call rotation and respond to emergency and crisis situations during evening, weekend, and holiday hours.

Minimum Qualifications:
Bachelors degree preferred and two years of progressive experience in building trades, construction, and/or remodel and design.

Preferred Qualifications:
Bachelors degree in Construction Management, Engineering, Architecture or related field.

Project Management Professional Certification.
